SPA COMPLEXES

SPA tourism investment opportunities within Bulgaria have been steadily increasing since 2006 and a property boom is anticipated in this real estate and service sector. This is due in large part because of two reasons, first, investors are in search of alternatives to the Bulgarian Black Sea and mountain resorts. Secondly, because of the changing demographics within the EU related to the increases in the average age and as a result retirement looming on the horizon for tens of millions of its citizens in the coming two decades millions of EU residents are becoming increasingly interested in healthier lifestyles and investment in wellness orientated communities.


EQUIPMENT

SPA centers in Bulgaria generally offer recreation, relax, health enhancing procedures and programs primarily involving the traditional use of naturally occurring mineral water of varying temperatures and mineral content. Many of the Bulgarian SPA and wellness centers now also offer the mainstream wellness alternatives such as ; steam baths, saunas, hydro-massage baths, a wide variety of international massage techniques, cosmetic procedures, body therapies with natural products like honey, wine, chocolate, medical mud, algae, etc., aromatherapy, color therapy and acupuncture. Included in the many offered SPA services is counseling by licensed and trained experts in diet, sport medicine, general physical fitness and health.


INVESTORS

The result of this interest has investors heading for Bulgaria's towns and villages that possess natural mineral springs. Previously only Velingrad and Hisarya were considered as typical SPA destinations but now locations with natural mineral springs such as Veliko Turnovo, Troyan, Shipkovo, Obedinenie, Chiflik, Banya and Razlog are rapidly appearing on the map of investors seeking investment alternatives. Bulgaria's Ministry of Tourism estimates that only five per cent of the natural mineral springs potential within the country has been developed and is presently being used for health and wellness treatment. Industry experts believe that Bulgaria's SPA industry and development now possesses the greatest potential for attracting foreign property investment. The location of several SPA development areas, such as Razlog and Banya, only minutes drive by auto to existing Bulgarian world class ski and golf resorts serves to further enhance the investment potential of those locations.
